Notice of Acreage Availability: For General Aviation Use

The Metropolitan Nashville Airport Authority (the “MNAA”) announces that the following parcels (individually, a “Parcel”) located on the campus of the Nashville International Airport (the “Airport”) are available for ground lease from the MNAA for the development of general aviation and general aviation-related operations:

  1. Runway 2C Parcel, located east of the approach end of Runway 2C and consisting of approximately thirty-two (32) acres of unimproved land.  This Parcel is available for development in smaller tracts, subject to the MNAA’s approval of the location and configuration of any such smaller tract.  The MNAA plans to level this Parcel to rough grade in the summer of 2009, subject to the availability of funds.  
  2. Taxiway November Parcel, located south of Taxiway November and east of Airport Hangar 14 and consisting of approximately eight and four-tenths (8.4) acres, some of which is improved with T-hangar/Shade-port aircraft storage facilities.  The MNAA will require the removal of these existing aircraft storage facilities.  The MNAA presently believes this Parcel is a potential location for the development of a full service general aviation fixed-base operation facility. 
  3. Runway 2L Property, Parcel A, located west of the approach end of Airport Runway 2 Left and consisting of approximately sixteen (16) acres, some of which is improved with an existing structure.  The MNAA will require the removal of this existing structure.  A tenant of this Parcel will be responsible for the cost of constructing any taxiway access to the airfield from this Parcel and must accommodate any disruptions to such taxiway access in the event of the extension of Runway 2 Left and Taxiway Alpha. 
  4. Runway 2L Property, Parcel B, located west of the approach end of Airport Runway 2L and consisting of approximately eighteen (18) acres of unimproved land.  A tenant of this Parcel will be responsible for the cost of constructing any taxiway access to the airfield from this Parcel and must accommodate any disruptions to such taxiway access in the event of the extension of Runway 2 Left and Taxiway Alpha. 
  5. Runway 13 Parcel, located south of the approach end of Airport Runway 13 and consisting of approximately ten (10) acres of land.  This Parcel may require excavation and grading to remove previously-deposited fill material in order to make the site suitable for development.  A tenant of this Parcel will be responsible for the cost of constructing any taxiway access to the airfield from this Parcel and must accommodate any disruptions to such taxiway access in the event of the extension of Taxiway Kilo to the full length of Runway 13. 

Any party interested in the ground lease of a Parcel from the MNAA (an “Interested Party”) should contact Tom Bibb, Director of Properties, The Metropolitan Nashville Airport Authority, One Terminal Drive, Suite 501, Nashville, TN 37214, tom_bibb@nashintl.com., for more information concerning the development process on the Airport campus.  The proposed use of a Parcel and the terms and conditions of a ground lease with the MNAA are subject to various legal and operational requirements applicable to the MNAA and the Airport and must be acceptable to the MNAA in its sole discretion.

Notwithstanding the contents of this Notice or any other information or materials available from the MNAA, the MNAA makes no representation or warranty with respect to the condition of any Parcel or its suitability for development.  The tenant under a ground lease for a Parcel shall be responsible for its own due diligence investigation of the premises leased thereunder and shall accept such premises on an “as is, where is” basis and shall be responsible, at its sole cost, for the completion of all improvements necessary to make such premises suitable for such tenant’s use, subject to the approval of the MNAA. 

Commencing August 29, 2008 and until the execution of a binding agreement between the MNAA and a proposed tenant of any Parcel, the MNAA reserves the right to use each Parcel, and to conduct such activities thereon, as the MNAA determines in its sole discretion to be necessary or desirable.

A general aviation and general aviation-related use at the Airport must comply with the following, as in effect from time to time:  the MNAA’s Aeronautical Service Operator Minimum Standards (the “Minimum Standards”), the terms of a ground lease between the tenant and the MNAA, the rules and regulations of the MNAA (including, without limitation, the safety and security requirements of the Airport), and the requirements of applicable laws and regulations of other governmental authorities. 

Until the execution of a binding agreement between the MNAA and a proposed tenant of a Parcel, the MNAA reserves the right to negotiate and enter into a binding agreement with other parties with respect to such Parcel.  The submission of an indication of interest, completed forms or other documentation by any Interested Party with respect to a Parcel shall not, under any circumstances, create or establish any contractual or other relationship or obligation on the part of the MNAA.  The MNAA shall be bound only by the terms of any documents or agreements executed by the MNAA.

Materials submitted by an Interested Party will be considered public records under the Tennessee Public Records Act, Tenn. Code Ann. §§ 10-7-101, et seq., and, therefore, such materials may be subject to inspection and copying upon request.  The MNAA cannot guarantee the confidentiality of any proprietary or otherwise sensitive information submitted by any Interested Parties.The MNAA desires to promote, encourage and stimulate the participation of local Small, Minority and Women-Owned Business Enterprises (“SMWBEs”) so as to provide maximum opportunities for participation in contracts, programs and all related business activities of the MNAA.  A proposed use of a Parcel may provide opportunities for participation by SMWBEs, and the MNAA may request from a proposed tenant evidence of good faith efforts to obtain participation by SMWBEs.  Any questions pertaining to participation of SMWBEs, eligibility criteria, the submittal of affidavits and appropriate forms should be directed in writing to: Amber Gooding, Director, Business Diversity Development, The Metropolitan Nashville Airport Authority, One Terminal Drive, Suite 501, Nashville, TN 37214, amber_gooding@nashintl.com.

The MNAA will hold an informational meeting on July 31, 2008 at 10:00 AM in the Board Room of the Authority offices on the fourth floor of the terminal building for persons with an interest in the available property.
